Throughout spring and summer, we have seen the number of homes on the market increase. As a buyer, this is good news because it means that you’ll have more options as you search for your next home. But, as Keeping Current Matters says, “it also means buyers have more to choose from, so if your house doesn’t stand out – it may take a bit longer to sell.”

 

What is available inventory made up of? New listings (homes that are newly listed) and active listings (homes that have been on the market and have not yet sold). Below, the data from Realtor.com shows the available inventory over the last 3+ years.


What does this mean for today’s listings?


When a home is new to the market, it’s like a fresh loaf of bread at the bakery for sale. When it’s put out, everyone wants the newest, freshest one. But if the loaf sits for too long, it starts to get stale.

 

We see the same thing when it comes to homes. New listings are the most sought-after. But if a home is not priced correctly or doesn’t show well, or if it doesn’t have an effective sales or marketing strategy behind it, the home can sit on the market and become less appealing to buyers.
